Buy Side Contract to Close

  • Review contract and all documents for signatures, initials, timelines and contractual agreement

  • Open title and send introduction to co-licensee, client, escrow team, lender and any other party associated with the purchase & sale

  • Verify earnest money deposit receipt

  • Schedule and coordinate inspection and/or any other activity per contract

  • Send documents for signature*

  • Provide contract, specific amendments/addendums and all required documents to title/lender

  • Send disclosures to co-licensee/client for review and signatures

  • Regular follow-up with licensee(s) regarding file status and any missing items

  • Regular update to buyers on repairs from the seller and listing licensee

  • Order home warranties and any other costs/services requested by the buyer

  • Follow up with well/septic, COSA, AsBuilt, repair invoices and any other contract required services

  • Keep track of all moving parts and documents to complete the file up to date

  • Final review of file to ensure document completion

  • Provide Completed file to Broker Compliance

List Side Contract to Close

  • Pend listing on MLS with contract named licensees

  • Review contract and all documents for signatures, initials, timelines and contractual agreement

  • Open title and send introduction to co-licensee, client, escrow team, lender and any other party associated with the purchase/sale

  • Verify earnest money deposit receipt

  • Send documents for signature*

  • Provide Fully Executed contract, specific amendments/addendums and all required documents to title/lender

  • Send disclosures to co-licensee/client for review and signatures

  • Regular follow-up with licensee(s) regarding file status and any missing items

  • Order and coordinate home warranties, appraisals, well/septic reports, AsBuilt surveys - share copies with all parties as required

  • Keep track of all moving parts and documents to complete the file up to date

  • Final review of file to ensure document completion

  • Provide Completed file to Broker Compliance

Neutral/Contingent File

  • Services of both Buyer/Seller Contract to Close in a highly organizational manner

Per MLS rules, they may not add terms to contracts, addendums or amendments without the express direction of the Licensee for whom they are providing services. Please be sure to provide your Transaction Coordinator with written direction when you need them to prepare documents prior to them sending them out for signature.
